The difficulties were not obstacles to be camouflaged, but milestones to be celebrated and overcome.
Stakeholder & Landowner
The hardest part: managing a complex multi-party landowner relationship through to the transfer of my allocated share. Years of patient negotiation, legal regularisation and persistence to close.
Regulatory
Parking, fire clearance and concurrent approvals across ULC, HUDA, MCH and Joint Collector FAC, each on its own timeline, all managed directly.
Development Risk
A first-time developer. A woman in a male-dominated field. A purchaser-funded project with no institutional safety net. Each a reason to fail; none of them did.
